Buying New Construction in Portugal
Save up to 15%, pay in installments, get mortgage only for the balance
Buying property during construction is a smart way to acquire real estate in Portugal. You get a new property below market price, with customization options and comfortable payment schedule.
Benefits of Buying New Construction
Why buying off-plan is a smart decision for your home
Save 10-15%
Launch prices are lower than ready properties. You pay for an asset that will be worth more by completion.
Payment Installments
Pay in tranches throughout construction. No need to pay the full amount upfront — spread payments over 1.5-2 years.
Mortgage on Balance
Loan is taken only for the final payment (60-80%). Less interest, less total overpayment.
Customization
Choose finishes, materials, sometimes floor plans. Get an apartment tailored to your preferences.
New Quality
Modern energy efficiency standards, new utilities, 5-year developer warranty.
Best Unit Selection
At launch, best floors, views, and orientations are available. The earlier — the more choice.

Frequently Asked Questions
Answers to common questions about buying new construction
Can I withdraw after signing CPCV?
Yes, but you lose the deposit. If the developer withdraws — they must return double the deposit (sinal em dobro).
What if the developer significantly delays delivery?
If CPCV has a penalty clause — the developer pays compensation for each month of delay. Without clause — only through court.
When is better to buy — at launch or closer to completion?
At launch — lower price and more unit choice. Closer to completion — less risk and shorter wait, but higher price and limited selection.
What warranty comes with new construction?
By Portuguese law: 5 years for structural elements, 3 years for equipment and finishes, 1 year for minor defects.
