New-build investment
with the numbers in view

Choose a development, understand the terms and see how much money each stage needs. We will help you work through the purchase budget, payment dates and what remains after costs when you sell or start renting.

Start with the actual offer

For an initial comparison, gather the apartment price, included finishes, payment schedule and expected completion date. Next come the documents and contract terms. If you are choosing between developments, we will request current offers and compare them on the same cost basis.

Money at each stage

The first payment is only the beginning. List every later payment through completion, the transaction costs and the source of funds for each date. If you plan to use a mortgage, establish when the bank will release it and what you must fund beforehand.

Match payments to preparation
Dates and amounts come from your purchase. Include mortgage funds at the stage when they are actually released. Before the next commitment: Funds: budget and source Documents: offer, contract, funds history. According to the agreed schedule: Funds: payments at each stage Documents: terms and evidence of each payment. For final settlement: Funds: remaining price and costs Documents: readiness to complete and settle

Three ways to take the investment forward

Complete and rent out

Budget for the remaining price, closing costs, rental preparation and running costs before the first tenant moves in.

Complete and sell

Compare the sale price with the full amount invested over the period. Include holding costs, selling costs and time to find a buyer.

Assign the purchase contract

First we examine the contract terms and the consent needed. Then we calculate the payments between the parties and the obligations still outstanding.

Calculate the result of a sale

The example has a €60,000 rise in price. After buying, holding and selling costs, €10,000 remains before income tax. Change the sale price or costs to compare the result. The example uses your own funds, with no borrowing or rental income during ownership.

Worked example

Sale: what remains after costs

Worked example without borrowing or rental income. Include any works in holding costs. Income tax is calculated separately.

The result covers the whole period. This example does not calculate an annual return.

Calculation updated
Change in price€60,000
Result before income tax€10,000

Allow room in the budget and timetable

Run a second scenario: later handover, a longer holding period and a lower selling price. Compare the result with how long you can keep your money committed. Look in the contract for the rules on delays, withdrawal and settlement. Our lawyers will review them before you sign.

Check the development and organise the purchase

For a new build, we examine the developer, project documents and purchase terms. The new-build legal review costs €900. Extended due diligence starts at €1,500. We agree the scope of property search, negotiations and full purchase support around your plans.
