Three parts of one purchase

Unit and project

We compare the selected unit and project with registry information, plans and the planning documents provided. We examine which permissions or other legal grounds apply at the current stage and what the documents say about specifications and handover.

Developer and seller

We identify the selling company, who signs the documents and their authority to do so. We distinguish the roles of the seller, developer and other participants: the familiar brand and the company receiving your money may be different entities.

Purchase terms

How do the contract, payments, timing and property description fit together? Are there inconsistencies or significant questions before the next step?

Combined review for €900

One set of findings on the agreed material

The written findings bring together the unit, project, parties and terms. They identify the material examined, main observations, unresolved questions and points to clarify before a further decision.

Clear scope before work starts

We first establish the subject and available documents. A technical survey, financial audit of the developer’s group, obtaining every missing piece of information and purchase support are not automatically included.

When further investigation is needed

Extended due diligence from €1,500

Document inconsistencies, the structure of the parties or other project circumstances may need separate investigation. In that case, we define the additional question, available sources and deliverable beforehand. The fee depends on the agreed task.

Additional work must have a defined purpose

Extended work is not a mandatory next tier and is not automatically added to €900. Work already completed is considered when preparing the individual proposal.

Name the project or share a link. Tell us what has been offered, which documents you have and what comes next: a reservation, contract, payment or another step. That is enough to start discussing the scope.

What else matters about the developer

Track record, financial information and disputes

Depending on your question, we can examine previous projects, available accounts, insolvency information and litigation records. We first identify the relevant entities and sources. Unavailable information remains an open question, not evidence of reliability. A separate investigation and additional requests are included in the proposal only when agreed.

How the €900 review differs from work starting at €1,500

The €900 review considers the selected purchase as a whole: the unit, project, parties and terms within an agreed set of materials. A separate extended investigation starts at €1,500 when additional sources or deeper analysis are needed. It is not a mandatory surcharge for the same findings. The proposal explains what has already been checked and what work is added.

Common questions

Can you review a project outside your catalogue?

Yes. You can bring a project found independently or through another market participant.

What if documents are missing?

We establish what is available and which questions cannot be resolved on that basis. Obtaining further material and making additional enquiries are discussed for the task.

Does the review guarantee delivery or recovery of the investment?

No. The review supports a decision based on the information examined. It does not guarantee the developer’s actions, future value or investment outcome.
